Buying A Property Typically Includes Many of The Following Elements

Home Buyer Consultation

Step 1:

We discuss your wants, needs, budget, and preferences in order to find the right property.

Establish Agency Relationship

Step 2:

We are here to help you through the Buying process from start to finish. We are committed to being a solid resource to ensure you the best possible outcome.

Preliminary Loan Approval

Step 3:

A conditional approval given by a lender based on the initial evaluation of (YOU) a borrower's creditworthiness and financial information. This gives us your BUDGET for your new house.

Step 4:

Touring properties and exploring areas with our guidance to find a suitable home that meets your preferences and budget.

Home Selection & Preparation of Offer

Step 5:

We finalize the home you want and make a written proposal to the Sellers outlining the terms and conditions of the purchase agreement.

Contract Acceptance &

Open Title/Escrow

Step 6:

The Sellers having agreed to the terms of our offer. We are now initiating the process of transferring ownership.

Contingency Period &

Home Inspection

Step 7:

During this timeframe we are conducting inspections and evaluations of the property to identify any possible issues or defects.

Negotiate Buyers Inspection

Step 8:

We negotiate any repairs or adjustments from our Contingency Period if necessary. We are fierce negotiators, and are here to ensure you are getting into the best situation possible.

Home Appraisal

Step 9:

The lender will be assessing the value of the property based on various factors, such as its location, condition, size, and comparable sales, to determine a fair market value for mortgage lending or other purposes.

Final Loan Approval

Step 10:

This is the lender's confirmation that (YOU) the borrower has met all the conditions and requirements for a mortgage loan, and the funds are ready to be disbursed to complete the purchase transaction.

Recording of Documents &

Official Closing

Step 11:

This involves the final steps of transferring ownership of a property, including the recording of legal documents with the County, City, and State governments and the disbursement of funds to pay for closing costs and transfer fees.

Congratulations!

We made it - and YOU officially own your new home. You have your keys, and you now officially MOVE IN.

Home Inspection Voucher Terms & Conditions

The Home Inspection Voucher is only valid with a signed Exclusive Sale & Listing Agreement or a signed Buyer's Exclusive Agency Agreement
Voucher must be presented to Thomas B. Cordell Real Estate Team at time exclusive Agency is created; for either sale or purchase, or both.
Client will be reimbursed the inspection fee amount at the time of closing.
Home Inspection Voucher is valued at $500.00 - voucher has no cash value.
Home Inspection Voucher can be valued up to $500.00 - anything above that dollar amount is the responsibility of the client.
